Program

A building program or brief is a description of what a building should do and provides a sort of design guideline.  In its basic form it’s a laundry list of the various rooms.  It helps to establish room sizes as well.  It’s also a good place to dictate what adjacencies should occur, including the physical proximity and visual / acoustical connections between rooms.  A detailed program will include various characteristics required for each room including equipment or fixtures.

It helps when clients have gathered magazine clippings or links to help show and describe what they want.  Though an attentive architect will ask the right questions to discern any missing information.

We collected various example projects to highlight the character and features we wanted.  (I may be the architect with my own ideas, but this ensures that we’ve talked things through and have consensus.)

Our examples were broken down into these categories:

  • Spaces – (rooms and characteristics)
  • Layout – (floor plans, efficiencies, adjacencies)
  • Features – (anything that caught our eyes, built-ins, fixtures, etc.)
  • Massing – (architectural parlance for form or shape, referring to the exterior)
  • Landscape – (plantings, patios, benches, firepits, etc.)
  • Materials – (and material palettes)

A short list of the things we want include:

Spaces:

  • As listed in the spreadsheet
  • 8’-0” min basement ceilings
  • 9’-0” 1st floor ceilings
  • 8’-0” 2nd Floor ceilings
  • Alcoves / window seats / niches
  • Double height space somewhere in the living/dining/kitchen area

Layout:

  • Outdoor/indoor living space blended at front and back
  • Compact footprint

Features:

  • Built-ins
  • Secret passage
  • Environmentally conscious means, methods, materials wherever possible

Massing:

  • Varied heights and face depths for visual interest

Landscape:

  • Minimal lawn
  • Rectilinear space arrangements with contrasting freeform elements (think zen garden)

Materials:

  • Stone interior and exterior
  • Ship-lap siding look outside
  • Exposed wood joists in living area
  • Medium tone (honey/amber) bamboo flooring
